### Building Description 1. **Eligibility for Residency** - Newly enrolled students of the current year or students who graduated within the last three years are eligible to apply for residency. Roommates must be of the same gender and do not necessarily have to be from the same university. 2. **Unconditional Deposit Refund Policy** - Lease contracts can be canceled within three months prior to the start of the lease term, and the deposit will be fully refunded unconditionally, without any additional charges. 3. **Utilities Expenses** - At move-in, a prepayment of HKD 3,500 (cash) for the first month’s utility costs (water, electricity, and gas) is required. This fee does not include utilities and is not held in escrow; it will be settled at the time of lease termination. Any excess usage will need to be paid, and any unused portion will not be refunded. 4. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (cash), while the internet fee is HKD 500 per person per year (cash). Cleaning service is provided twice a month, covering public areas, kitchen, and bathroom. 5. **Payment Methods** - Annual payment with one month deposit. - Two-installment payment with two-month deposit (same rental amount). 6. **Deposit** - Payment in RMB is recommended; the RMB amount will be specified in the contract and will be fully refunded based on the actual amount paid, so there are no currency exchange concerns. - Should you prefer to use HKD, the refund at lease termination will be in HKD only; please provide your HKD account information. Please note that our company does not offer cross-border remittance services; deposit refunds will be made in HKD. 7. **Key Payment Dates for Rent** - The first rent payment is due seven days before the start of the lease term. - The second installment of rent (if paying in two installments) is due within three months after the start of the lease term. 8. **Lease Agreement Terms** - All leases are standard for one year. Rent must be paid in full for the entire year due to any personal reasons (including but not limited to: dorm transfer during the term, illness, withdrawal, transfer to another school, or feelings of unsuitability of living conditions). If you choose to terminate the lease early without paying rent, it will be considered a breach of contract, and the relevant situation will be reported to the school for handling. 9. **Subleasing** - Annual paying tenants may sublease their room once, but must find a new tenant themselves, adhering to subleasing terms. 10. **No Clubhouse Facilities Provided** 11. **Printing Charges** - As most landlords are unwilling to bear additional property taxes, printing resources (stamps) will not be provided for individual students. 12. **Viewing Requests** - If a property viewing is needed, it will be postponed until August, provided that the current tenants have vacated and the room has been cleaned. - Note: Rooms will not be held during the rental period; first come, first served with the deposit payment. **Note**: The images and videos provided are reference materials for the same type of unit in the complex; the actual room occupied will be confirmed in the end.
