### Move-In Requirements - Students who are newly enrolled this year or graduates within three years can apply for accommodation. Roommates must be of the same gender and do not need to be students from the same university. ### Unconditional Deposit Refund Policy - Contracts can be canceled within three months prior to the start date, and the deposit will be refunded unconditionally without any additional charges. ### Utility Fees - A prepayment of HKD 3,500 (cash) for the first months utility fees is required upon move-in. This fee is not included in the rent and will be settled based on actual usage upon lease termination. Any excess usage must be paid, and any remaining balance will not be refunded. ### Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month and include public areas, kitchen, and bathrooms. ### Payment Methods - Rent is paid annually with a two-month deposit. - natively, payment can be made in two installments with a two-month deposit (same rental price). ### Deposit - It is recommended to use RMB, and the RMB amount will be stated in the contract. The amount paid will be refunded without any issues related to exchange rates. - If opting to use HKD, refunds upon lease termination will only be in HKD, and a HKD account must be provided. The company will not facilitate cross-border transfers to refund deposits in RMB; students should take note of this. ### Rental Payment Timeline - The first rental payment must be made seven days prior to the lease start date. - For tenants who choose to pay in two installments, the second rental payment must be made within the third month after the lease begins. ### Lease Standards - All lease contracts are based on a one-year term. For any personal reasons (including receiving a dorm assignment, illness, withdrawing from school, transferring to another institution, or suddenly finding the area unsui), tenants must pay the full years rent. Any mid-term lease termination will be considered a breach of contract and will be reported to the authorities for resolution. ### Subletting - Tenants with an annual payment can sublet their room once and must find a new tenant according to subletting terms. ### No Clubhouse Facilities Provided ### Printing Costs - Since most landlords are unwilling to pay additional property taxes, printing of individual student documents will not be available. ### Viewing Requirements - Viewings will be considered in August, provided that current tenants have vacated and the room has been cleaned. - Please note: there will be no reserve of rooms; those who pay the deposit first will have priority. The images and videos provided are references of similar room types in the same complex; the final living conditions will be based on the actual room occupied. Therefore, taking full account the interests of each client, all partnered apartment buildings offer various payment options, including one-time payments, quarterly payments, and monthly payments. Please choose based on your situation, and be aware of the aforementioned circumstances. If any losses occur, they must be borne by the individual.
