**Accommodation Information** 1. **Eligibility for Accommodation** - Newly enrolled students for the current year or graduates within three years of graduation are eligible to apply for accommodation. Roommates must be of the same gender but are not required to be from the same university. 2. **Deposit Refund Policy** - Contracts can be canceled up to three months before the start date of the rental period, and the deposit will be refunded in full without any additional fees. 3. **Utilities Cost** - A prepayment of HKD 3,500 (cash) for the first months utilities is required upon check-in. Utilities are not included in the rent, and any excess usage will need to be settled upon check-out. Unused balances will not be refunded. 4. **Cleaning and Internet Fees** - Each tenant must pay an annual cleaning fee of HKD 2,000 (cash) and an internet fee of HKD 500 (cash). Cleaning services will be provided twice a month, covering common areas, kitchens, and restrooms. 5. **Payment Methods** - Tenants can choose to pay one month’s deposit annually or opt for a “two-installment payment plan” for the deposit, with the rental price remaining the same. 6. **Deposit** - It is recommended to pay the deposit in RMB, and the contract will specify the amount in RMB, which will be refunded in full based on the actual amount paid, without currency conversion issues. - If paying in HKD, the refund upon check-out will also be in HKD. Please provide HKD account details, as our company does not support cross-border transfers for deposit refunds in RMB. 7. **Key Payment Deadlines** - The first rent payment is due seven days before the start of the rental period. - The second installment under the “two-installment payment plan” is due within the third month after the rental period begins. 8. **Leasing Standards** - All lease contracts are based on a one-year term, and full years rent must be paid for any personal reasons for which the tenant may vacate (including but not limited to: allocation to dormitory, illness, withdrawal, transfer to another school, or feeling unsui for the area). If a contract is terminated early without rent payment, it will be considered a breach of contract, and in severe cases, the company may report to the authorities and notify the university. 9. **Subletting Regulations** - Tenants who choose to pay annually may sublet their room once, but they must find a new tenant according to the subletting terms. 10. **No Clubhouse Facilities Provided** - This building does not provide any clubhouse facilities. 11. **Printing Costs Explanation** - Due to most landlords unwilling to cover additional property taxes, printing services will not be provided to individual students. 12. **Viewing Requirements** - Viewings will begin in August, provided the current tenants have moved out and the rooms have been cleaned. - Please note: Rooms will not be reserved during this period; deposits are allocated on a first-come, first-served basis. - Images and videos are provided as references for unit types within the same complex; actual rooms will be assigned upon check-in.
