**Occupancy Requirements** - Newly enrolled students for the current academic year or graduates who have graduated within the last three years may apply for accommodation. Roommates must be of the same gender, but they do not have to be from the same university. **Unconditional Refund Policy for Deposits** - Contracts can be canceled within three months before the rental start date, and the deposit will be refunded unconditionally, with no additional fees charged. **Utilities Costs** - Upon move-in, a prepayment of HKD 3,500 (in cash) for water, electricity, and gas is required for the first month. This amount does not include fixed utility costs, and any excess usage during the stay will be settled at the time of move-out. Any overpaid amount will not be refunded. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (in cash), and the internet fee is HKD 500 per person per year (in cash). Cleaning services are provided twice a month, covering common areas, kitchens, and restrooms. **Payment Methods** - One-time payment of annual rent with a one-month deposit. - Payment in two installments with a two-month deposit (the rent amount remains the same). **Deposit** - It is recommended to pay in RMB; the contract will specify the amount in RMB, ensuring that the refunded amount matches the paid amount and avoiding issues related to exchange rates. - If choosing to pay in HKD, the refund upon move-out will also be in HKD. Please provide an HKD account, as our company does not support cross-border transfers for RMB refunds. Students should be advised to be aware of this. **Key Payment Dates for Rent** - The first phase of rent must be paid seven days before the rental start date. - The second phase of rent, for those paying in two installments, must be paid within the third month following the rental start date. **Lease Terms** - All lease contracts are for a one-year term. If termination is required for personal reasons, the full annual rent must still be paid (including, but not limited to: being assigned to a dormitory during the period, illness, withdrawal from studies, transferring schools, or feeling unsui in the area). Early termination of the contract without payment will be deemed a breach of contract; the relevant situation will be reported to the authorities and the university will be notified. **Subleasing Terms** - Tenants who make a one-time payment for the annual rent may sublease their room once and must find a new tenant according to the subleasing terms. **No Clubhouse Facilities Provided** **Printing Requirements** - Due to the majority of landlords’ unwillingness to bear additional property taxes, individual printing requests from students will not be accommodated. **Viewing Requirements** - Property viewings will be postponed until August, provided that the current tenant has vacated and the room has been cleaned. - Please note: During this time, properties will not be held; priority will be given to those who pay the deposit first.
