### Important Information for New Residents 1. **Eligibility for Accommodation** - Newly enrolled students for this academic year or alumni who graduated within the last three years may apply for accommodation. Roommates must be of the same gender, and they do not necessarily have to be students from the same university. 2. **Refundable Deposit Policy** - Contracts may be canceled within three months prior to the start of the lease, and the deposit will be refunded unconditionally, with no additional fees charged. 3. **Utilities Fee** - Upon check-in, a prepayment of HKD 3,500 (cash) for the first month’s utilities (water, electricity, and gas) is required, which is not included in the rent. Settlement will be made upon move-out; excess usage must be paid additionally, and any unused portion will not be refunded. 4. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person annually (cash), and the internet fee is HKD 500 per person annually (cash). Cleaning services are provided twice a month and cover public areas, kitchens, and restrooms. 5. **Payment Methods** - Rent can be paid annually and includes a security deposit of one month’s rent. - natively, a "two-payment option" is available, requiring a deposit of two months rent (the rent amount remains unchanged). 6. **Deposit Details** - It is recommended to pay the deposit in Renminbi. The contract will clearly state the amount in Renminbi, ensuring a full refund of the paid amount without issues arising from currency fluctuations. - If insisting on paying in Hong Kong dollars, only Hong Kong dollars will be refunded upon move-out; please provide your Hong Kong dollar account information in a timely manner. Our company does not offer cross-border transfer services; students are advised to take note. 7. **Key Payment Deadlines** - The first phase of rent must be paid seven days before the lease starts. - The second phase of rent for the "two-payment option" must be paid within the third month after the lease commences. 8. **Lease Terms** - All leasing contracts have a basic term of one year. Regardless of personal circumstances (such as being assigned a dormitory, illness, ping out, transferring to another school, or other adaptation issues), full annual rent must be paid. Any early termination of the lease will be considered a breach of contract, and our company reserves the right to report to the authorities and notify the university. 9. **Subletting Policy** - Tenants under the "annual payment" option may sublet their room once but must find a new tenant on their own according to subletting terms. 10. **Clubhouse Facilities** - This apartment does not provide clubhouse facilities. 11. **Printing Fees** - Due to most landlords reluctance to pay additional property taxes, printing services (such as photocopying) will not be provided for individual students. 12. **Viewing Requirements** - Viewings will be considered starting in August, provided that current tenants have vacated and completed room cleaning. - Note: No rooms will be held; priority will be given to those who pay the deposit first. **Images and videos are for reference only and reflect the layout of units in the same complex; the actual room occupied will be as per contract.
