### Housing Information Editing 1. **Eligibility for Accommodation** - Students newly admitted this year or graduates within the last three years may apply for accommodation. Roommate preferences must be the same gender, but do not need to be from the same university. 2. **No-Conditions Deposit Refund Policy** - Contracts can be canceled within three months prior to the start date, and the deposit will be refunded unconditionally without any additional fees. 3. **Utilities Costs** - A prepaid amount of HKD 3,500 (cash) for the first month’s utilities must be paid upon move-in. This fee is not included in the rent, and any excess usage upon vacating must be settled separately; any remaining balance will not be refunded. 4. **Cleaning Fees and Internet Fees** - Each tenant is required to pay an annual cleaning fee of HKD 2,000 (cash) and an annual internet fee of HKD 500 (cash). Cleaning services will be provided twice a month, covering common areas, the kitchen, and restrooms. 5. **Payment Methods** - One-time annual payment with one month’s deposit. - Payment can be made in two installments with a two-month deposit (same rental price). 6. **Deposit** - It is recommended to pay the deposit in RMB, with the amount written in RMB on the contract, ensuring that the same amount will be refunded, avoiding exchange rate issues. - If insisting on using HKD, only HKD will be refunded upon leaving; please provide an HKD account. Our company does not offer cross-border transfer services; please remind students to take note. 7. **Key Payment Deadlines for Rent** - The first rental payment is due seven days prior to the move-in date. - The second installment for those paying in two parts must be paid within the third month after the lease begins. 8. **Lease Requirements** - All rental agreements are based on a one-year term. If the lease is terminated early for any personal reasons (such as obtaining accommodation during the term, ping out due to illness, transferring schools, or finding the living environment unsui), the tenant must continue to pay rent for the entire year. Failure to pay rent upon early termination will be regarded as a breach of contract, and relevant cases will be reported to the police and the school. 9. **Subletting Regulations** - Annual paying tenants may sublet their room once, but must find a new tenant according to the subletting terms. 10. **Facility Usage** - Clubhouse facilities are not provided. 11. **Printing Fees** - Due to most landlords unwillingness to cover additional property taxes, printing services will not be provided to individual students. 12. **Viewing Requirements** - Viewings will be conducted in August, provided the current tenant has moved out and the room is clean. - Note: Rooms will not be held; the first person to pay the deposit will have priority for the room. ### Special Reminder Images and videos are for reference only, representing the layout of the community.
