**Accommodation Conditions** - Students newly enrolled this year or graduates within three years can apply for accommodation. Roommates must be of the same gender but do not necessarily have to be from the same university. **Unconditional Deposit Refund Policy** - Contracts can be canceled within three months before the start date, and the deposit will be refunded unconditionally without any additional fees. **Utilities Charges** - At the time of check-in, a prepayment of HKD 3,500 for the first month’s utilities (water, electricity, and gas) is required (in cash). This fee is not included in the rent and will be settled upon check-out. Any excess charges must be paid, and the remaining amount will not be refunded. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (in cash), and the internet fee is HKD 500 per person per year (in cash). Cleaning services will be carried out twice a month, covering common areas, kitchen, and restrooms. **Payment Methods** - Annual payment can be ed, with the deposit set at one month’s rent. - For tenants opting for the "two-installment payment," the deposit will be two months rent (with the same rental price). **Deposit** - It is recommended to pay in Renminbi (RMB); the contract will specify the amount in RMB. Whatever amount paid will be refunded accordingly, eliminating exchange rate issues. - If you choose to pay in Hong Kong dollars (HKD), the deposit will only be refunded in HKD at the time of check-out, so a HKD account is required. Please note that we do not offer services for cross-border transfers to refund the deposit in RMB. **Key Payment Dates for Rent** - The first rent payment must be made within seven days before the start of the lease. - For the "two-installment payment" method, the second rent payment must be made within the third month after the lease begins. **Lease Duration Standard** - All rental contracts are based on a one-year standard; regardless of personal reasons, the full years rent must be paid (including but not limited to: obtaining accommodation during the period, illness, withdrawal, transfer, or unsui area, etc.). Any premature lease termination without rent payment will be regarded as a breach of contract and reported to the authorities and the school. **Subleasing** - Tenants choosing the "annual payment" option may sublease their room once, but they must find a new tenant according to the subleasing terms. **No Clubhouse Facilities Provided** **Printing Charges** - Due to most landlords being unwilling to pay additional property taxes, printing charges (for individual students) will not be provided. **Viewing Requirements** - Viewings can be arranged from August, provided the current tenant has moved out and the room has been cleaned. - Note: The room will not be held during this period; deposits are on a first-come, first-served basis. **Images and Video Instructions** - Images and videos are reference pictures of similar unit types within the same complex; the actual room for occupancy will depend on the real situation.
