### Housing Information #### 1. Eligibility for Accommodation - Newly enrolled students for the current year or graduates within three years of graduation are eligible to apply for accommodation. Roommates must be of the same gender and need not be from the same university. #### 2. Unconditional Deposit Refund Policy - The rental contract can be canceled within three months prior to the start date, and the deposit will be fully refunded unconditionally, with no additional charges. #### 3. Utilities Charges - Upon move-in, a prepayment of HKD 3,500 (cash) for the first months utilities is required. This charge does not include utility services; actual usage will be settled at the time of move-out, and any excess usage must be paid. Unused fees will not be refunded. #### 4. Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services will be provided twice a month, covering common areas, kitchens, and restrooms. #### 5. Payment Options - Rent can be paid annually with a one-month deposit or “in two installments” with a two-month deposit (at the same rental price). #### 6. Deposit - It is recommended to pay the deposit in RMB; the contract will specify the RMB amount, ensuring full reimbursement without exchange rate issues. - If you insist on using HKD, the deposit will be refunded only in HKD upon move-out. Please provide a HKD account; our company does not support cross-border transfers for the deposit refund in RMB. Students are advised to take note of this. #### 7. Key Payment Timeline for Rent - The first rent payment is due seven days before the lease starts. - The second rental payment for the “in two installments” option is due within the third month after the lease begins. #### 8. Standard Lease Term - All rental contracts are standard one-year leases. Early termination for personal reasons will still require payment of the full year’s rent (including, but not limited to, allocations to dormitory, illness, withdrawal from school, transferring to another institution, or dissatisfaction with the living area). Any premature termination of the lease will be considered a breach of contract, and our company will report this to the authorities and notify the school for further action. #### 9. Subletting - Tenants on an annual payment plan may sublet once but must find a new tenant according to the subletting terms. #### 10. No Clubhouse Facilities Provided #### 11. Stamp Duty Requirements - Most landlords are unwilling to pay additional property tax, and therefore, will not provide individual students with stamp duty (franking). #### 12. Viewing Requests - If you wish to view a room, this can only be arranged in August, provided the current tenant has vacated and the room has been cleaned. - Please note: rooms will not be held during this period; the first to pay the deposit will have priority. #### Note Images and videos are for reference of similar unit types in the same complex; the actual room you occupy will be as per the final arrangements.
