Eligibility for Accommodation** - Only students who are newly enrolled this year and graduates from the past three years are eligible to apply for accommodation. Roommates must be of the same gender, and they do not have to be from the same university. **2. Unconditional Deposit Refund Policy** - The contract can be canceled without penalty within three months prior to the start date of the lease, and the deposit will be refunded unconditionally without any additional fees. **3. Utilities Costs** - A prepayment of HKD 3,500 for utilities (cash) is required upon check-in. This fee does not include a monthly utility package and is not transferable. Upon move-out, settlement will be based on actual usage; any excess must be paid, and unused amounts will not be refunded. **4. Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month, covering common areas, the kitchen, and bathrooms. **5. Payment Method** - Annual payment with one month’s deposit. - “Two-installment payment” will require a two-month deposit (with the same rental price). **6. Deposit** - It is recommended to pay in RMB, and the contractual amount will be noted in RMB, ensuring no exchange rate issues during the refund process. - If insisting on payment in HKD, the refund after check-out will also be in HKD. Please provide your HKD account information, as our company does not support cross-border transfers for deposit refunds; students should be reminded of this. **7. Key Payment Deadlines for Rent** - The first installment of rent must be paid seven days before the lease begins. - The second installment for “two-installment payment” must be paid within the third month after the lease begins. **8. Lease Standard** - All rental contracts are based on a one-year term. Rent must be paid in full for the entire year, regardless of personal circumstances (e.g., being assigned to a dormitory, illness, ping out, transferring, or suddenly feeling unsui). Any early termination of the contract will be treated as a breach, and legal responsibility will be pursued accordingly, with the school being notified. **9. Subletting** - Tenants on an “annual payment” plan may sublet their rooms once, provided they find new tenants themselves and comply with subletting terms. **10.
