### Admission Conditions - New students enrolling this year or graduates within three years of graduation can apply for residency. Roommates must be of the same gender and can be students from different universities. ### Unconditional Deposit Refund Policy - The rental agreement can be canceled within three months prior to the start date, and the deposit will be fully refunded unconditionally without any additional fees. ### Utilities Costs - At the time of move-in, the first months utilities fee of HKD 3,500 (cash) must be paid in advance. This fee is not included in the rent and will be settled upon move-out. Additional charges for excess usage will apply, and any remaining balance will not be refunded. ### Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per person per year (cash), and the internet fee is HKD 500 per person per year (cash). Cleaning services are provided twice a month and include common areas, kitchens, and bathrooms. ### Payment Methods - Rent can be paid annually with a one-month deposit. - For the "two-installment" payment option, a two-month deposit is required (rent price remains the same). ### Deposit - It is recommended to pay the deposit in RMB; the RMB amount will be specified in the contract and will be refunded at the same rate to avoid exchange rate issues. - If insisting on using HKD, refunds upon move-out will be made only in HKD, so please provide a HKD account. We do not accept cross-border remittance for refunding the deposit in RMB; students should be aware of this. ### Key Payment Time Points for Rent - The first phase of rent must be paid seven days before the start date. - The second phase of rent for the "two-installment" option must be paid within three months after the start date. ### Lease Standards - All rental agreements are based on a one-year standard; tenants must pay the full year’s rent for personal reasons (such as being assigned to dormitories, illness, withdrawal, transfer, or other reasons). Early termination of the lease for any reason will be considered a breach of contract and will be reported to the relevant authorities. ### Subletting - Tenants who choose the "annual payment" option may sublet their room once in accordance with the regulations, but must find a new tenant themselves. ### No Clubhouse Facilities Provided ### Printing Fee Requirement - Due to most landlords reluctance to cover property tax, printing stamps (chop) will not be provided to individual students. ### Viewing Requirements - Room viewings can only take place in August, provided the current tenants have vacated and completed room cleaning. - Note: Rooms will not be held during this period; priority will be given to those who pay the deposit first. ### Important Notes The images and videos are reference images of similar unit types in the same community; the actual room occupied will prevail.
