30 days prior to the start of the contract or at least 3 days before, notify via email for no liability cancellation. Less than 3 days before the start of the contract, cancellation requires providing evidence of visa rejection or offer withdrawal. Deposit for two weeks is non-refundable. Cancellation Policy: 1. Written notice of cancellation must be given at least 30 days prior to the start date: (a) If you provide written notice to us at least 30 days before the agreement start date, you may cancel the signed Residential Tenancy Agreement or Occupancy Agreement. (b) If you provide written notice to us at least 30 days before the agreement effective date, you will be entitled to a full refund. 2. Cancellation notice within 30 days prior to the start date: (a) If you request cancellation of your signed agreement less than 30 days before the agreement start date, we will cancel your agreement. (b) However, unless you can provide written evidence to The Switch proving that your cancellation is due to one or more of the following circumstances, you will not be entitled to a deposit refund: (i) Your Australian visa application is rejected; (ii) Your offer of admission to an Australian university is withdrawn; or (iii) Your employment is terminated by your employer before the agreement effective date. (c) If your agreement is in Western Australia, the deposit for two weeks' rent will be used to cover the cost of finding another tenant to take over the apartment and any rent loss during this period. If The Switch incurs no loss, the deposit will be refunded.
