Cancellation Policy:
Cancellation within 48 hours will incur a $50 administrative fee. Cancellation after 48 hours, except for first-year students who have not received university acceptance letters or visas, will result in forfeiture of the deposit.
Before signing the contract, subleasing requires a payment of $100 for the new tenant to move in.
After signing the contract, a payment of $250 is required.

What if I sign my contract before July 31, 2024?
You can sign your contract before July 31, 2024, but you can request cancellation within 3 days after signing. This is called your 3-day cooling-off period (once you sign the contract and exceed these 3 days, you will be bound by the contract).
To notify the apartment that you wish to cancel, you must submit a cancellation request under the "Your Requests" tab in your online account within the 3-day cooling-off period. The apartment team will check if your request was made within your 3-day cooling-off period, and if so, they will inform you of the next steps.
However, if you signed the contract before July 31, 2024, but request cancellation outside your 3-day cooling-off period, you will be bound by the contract until a suitable replacement tenant is found and meets the replacement section of clause 9 of the contract. The replacement tenant will pay the room type price displayed on the apartment website at the time of their application - not the price on your contract. However, you still need to notify the apartment that you wish to cancel, so please submit a cancellation request under the "Your Requests" tab in your online account. The apartment team will inform you of the next steps.
If your lease has started and you have moved into the room, you will be charged £50 to cover the cost of preparing the room for the replacement tenant.
If you sign a contract on or after August 1, 2024, you will be immediately bound by the contract, as the apartment no longer offers a cooling-off period after this date. Unless a suitable replacement student is found and meets the replacement section of clause 9 of the contract, you will not be able to cancel the booking. The replacement student will pay the room type price displayed on the apartment website at the time of their application, not the price on your contract.
However, you still need to notify the apartment that you wish to cancel, so you need to submit a cancellation request under the "Your Requests" tab in your online account. The apartment team will review your cancellation request and inform you of the next steps. For confirmation, according to clause 9 of your contract, you need to find a suitable replacement for your room.
If a suitable replacement tenant is found for your room before your contract start date (and meets the replacement section of clause 9 of the contract), once the new tenant signs their contract (and exceeds the 3-day cooling-off period, if applicable), the apartment will terminate your contract.
However, if a suitable replacement tenant is found for your room after your contract start date (and meets the replacement section of clause 9 of the contract), the apartment will terminate your contract from the start date of the new tenant's contract. This means you will be responsible for the rent for the room until the start date of the new tenant's contract.
It should be noted that once a suitable replacement tenant takes over your contract, there are a series of actions that need to be completed before the apartment can terminate your contract, details of which are available in the lease agreement.
Special Circumstances (Beyond the Above Points):
First-Year Guarantee:
If you are entering your first year of university (applicable only to pre-freshmen or first-year undergraduates, details below *), but unfortunately do not meet the grades required by the course, as long as the apartment receives a cancellation request and proof of grades within 48 hours of your grades being announced (both submitted through the apartment website), your contract will be terminated. Your proof of grades can be provided by UCAS or your college/university, showing your full name and grade results. Please submit a cancellation request under the "Your Requests" tab in your apartment online account and attach a copy of your proof of grades. If the apartment can terminate your contract based on meeting this criterion, any deposit or rent already paid will be refunded in full.
* This section applies to students about to enter a pre-freshman year or first-year undergraduate study. Please note: If you have already completed a pre-freshman course and then applied to live in the apartment for your first year of undergraduate study, but wish to cancel your accommodation based on this "first-year guarantee," unfortunately, this does not apply to you because you have already completed your first year of pre-freshman study, so strictly speaking, you have already entered your second year of study.
International Students:
If you are coming from a country outside of the UK to study and require a visa for your studies, but unfortunately your visa application is rejected, as long as your contract has not yet started, you can cancel the contract. You will also need to provide one of the following as supporting evidence, and the cancellation will not incur any penalties:
1) Confirmation of visa rejection, or
2) Confirmation of failure to obtain a university place
The apartment still requires you to submit a cancellation request under the "Your Requests" tab on the official website's online account, and attach a copy of the supporting evidence. If the apartment can terminate your contract based on meeting this criterion, any deposit or rent already paid will be refunded in full.
If your lease has started and you have moved into the room, the apartment will charge £50 to cover the cost of preparing the room for the new tenant.
The final interpretation of all the above terms belongs to the apartment.
